If you let a property in Glasgow with gas appliances, you are legally required to hold a valid Gas Safety Certificate (also known as a CP12) for each property. What Does a Gas Safety Inspection Cover?
Gas tightness test
We test the entire gas supply system for any pressure loss that would indicate a leak, before and after checking each appliance.
Boiler inspection
We check the boiler for correct operation, combustion, safe flue discharge, adequate ventilation, and that all safety devices are functioning. We check for carbon monoxide production.
Gas fires and other appliances
Every gas fire, gas cooker, gas hob, and any other gas appliance in the property is checked individually. Condemned appliances are noted on the certificate.
Flue and ventilation check
We test flue flow and check that all ventilation provisions are adequate. Blocked or insufficient ventilation is a common safety failure in Glasgow tenement properties.
CP12 certificate issued
We complete and sign the Gas Safety Record (CP12) on site at the end of the inspection. You receive your copy before our engineer leaves.
Glasgow Landlord Gas Safety Law
The Gas Safety (Installation and Use) Regulations 1998 require landlords to ensure gas appliances, fittings, and flues are maintained in a safe condition, and to have a valid Gas Safety Certificate renewed every 12 months. In Scotland, you must provide a copy to existing tenants within 28 days of the inspection, and to new tenants before they move in. You must keep a record of the inspection for at least two years.
